What sets Us apart from other Developers

We have changed the traditional development model in order to reduce risk and increase returns for our partners.

Traditional Model: Most multifamily developers use the same business model: They find raw land, they need to make sure the soil conditions are acceptable for building, they need to determine the density, then they design a project based on the city ordinance, get the project entitled and then submit for building permits. Then they build the units and sell them.

Our Model: Instead of looking for raw land, we look for entitled projects. Even though there is a higher cost per unit, it helps reduce the highest risk in development. The time between raw land and entitlement is one of the main areas where things can go wrong; the developer may not get as many units approved as initially thought, the city may impose more requirements, or it can take longer than anticipated to get entitled. Buying entitled projects, we know exactly how many units are approved and we can start building much quicker therefore we able to turnaround a project faster and increasing our return on investment.

Partnership Structure: Instead of Investors, we are looking for Partners. That is an important distinction. We do not have to have Qualified Investors, which need to be approved by the SEC, instead we create an L.L.C. for every project and make our Partner members. Since we want to do more projects, we are willing to give our partners greater profit splits, therefore making it greater ROI for our partners.

Projects

On our development projects, we provide our partners between 40%-60% net profit split, which would provide an APR of between 50%-70% annual APR depending on the project.
